Trinity Housing Development LLC is very pleased to announce the closing of four new housing developments located in North Carolina, Texas, Arizona, and Oklahoma. These closings have all occurred between July and October 2022.

Greensboro, North Carolina

The Lofts at Elmsley in Greensboro, North Carolina is our second development for the state. (Click here to see the latest update on our first development, The Landing at Beaver Creek in Fayetteville). This development will be an 84-unit apartment community comprised of one, two and three-bedroom units in fourthree-story residential buildings in Guilford County. Each unit will feature a walk-in closet in the master bedroom, ceiling fan in each room, washer and dryer hook-ups, durable flooring throughout, kitchen areas with ample cabinet and counter space, an Energy-star refrigerator, dishwasher, range and range hood. First floor units will also have a patio off the living room area and the second and third floor units will feature a balcony. The community Building will feature a clubhouse building with a multi-purpose room and a kitchenette area for resident meetings and activities along with a computer center, laundry area, outdoor seating areas, a covered picnic area with a grill, playground and a tot lot. The Lofts at Elmsley will supply much needed affordable housing in Greensboro and Guilford County and closed on October 31st, 2022. The site is centrally located with many amenities with a mile of it including Walmart Supercenter, Lowe’s Home Improvement, Starbucks, Bojangles, Cracker Barrel, Dollar General, and several banks, churches, and other delicious eating establishments.

Marshall, Texas

The next project is Marshall Crossing in Marshall Texas. Trinity Housing Development is thrilled to bring 48 affordable, with 44 units being market-rate apartments, for Seniors 55 and older to this community. The property will be single story units in four-plex buildings and a mix of one-and two-bedroom apartments. Each unit includes energy-efficient appliances, and the community building offers a cozy space to meet your new neighbors. The community building includes a kitchen, meeting room, fitness area with treadmills, computer area and laundry room. With the many attractions and things to experience around town, we truly hope that that you enjoy our new development and that, as the city website suggests, Marshall Texas will be “A Hometown for Everyone”. This project closed on September 9, 2022.

Phoenix, Arizona

We are so excited to announce with JV Partner Catholic Charities Community Services, Inc, the closing of Acacia Heights II in Phoenix, Arizona. This will be our second housing development in the Phoenix-Metro area, just 1.3 miles from Mesquite Terrace, our first development in Arizona. (Click here to see the construction progress video of Mesquite Terrace).   Located at 4737 N 7th Avenue, this development will bring 66 family housing units to Maricopa County. Each unit is equipped with Energy Star appliances including a refrigerator, range and range hood, dishwasher, garbage disposal, microwave and central heating and air. There are many opportunities to meet your new neighbors and friends with the community room, laundry facilities, playground, picnic area, sports court, fitness room and an outdoor area for raised garden beds. This project closed on September 30, 2022.

Oklahoma City, Oklahoma

We are proud to announce the closing of Legacy on Penn Apartments in Oklahoma City, Oklahoma. Legacy on Penn Apartments will bring 72units of affordable housing to Oklahoma. All 72 units will be income restricted per LIHTC guidelines and geared towards families at or below the 50-60 AMI levels. Additionally, of the 72 units, seven units will give preference to veterans.

Located at 11238 N Pennsylvania Avenue in Oklahoma City, the development is within easy access of many amenities including shopping, groceries, gas, restaurants, and the public library. Legacy on Penn Apartments will be 72 1-, 2- and 3-bedroom units in three 3-story buildings. Each unit will include energy efficient appliances, washer/dryer hookups and patios/balconies. The development will also include a community room, computer lab, gym/exercise room, community library, laundry room and a multi-sports court. This project closed on July 22, 2022.

In this current environment, it has been a struggle industry wide to close LIHTC developments for all of the many reasons we know too well. We want to sincerely thank all of our team members that have made these closings possible: Raymond James, Bank of America, Merchants Capital, Aegon, Legacy Bank & Trust, Halcon Companies, Wallace Architects, Carlson Consulting Engineers, Architectural Resource Team, and Ross-Deckard Architects. We would like to especially thank the city community leaders of Marshall, Greensboro, Oklahoma City, and Phoenix that have shown their ongoing support for Trinity Housing Development - in many cases providing additional city funds which have helped bridge the gap in overall equity. We also wish to thank Texas Department of Housing and Community Affairs, Arizona Department of Housing, North Carolina Housing Finance Agency and Oklahoma Housing Finance Agency. Without these dedicated team members, these closings would not have been possible. Construction will now begin the process of making these developments come to fruition. The General Contractors are Tofel Dent Construction in Arizona, Hamilton Builders Contracting in Texas and Oklahoma, and Wynnefield Contracting Services in North Carolina. With these four new closings, this will add 270 affordable housing units to the Phoenix, Marshall, Greensboro, and Oklahoma City communities.
