We are thrilled to announce Four Corners, LLC has partnered with IDP Housing and Phase, Inc. on a project recently awarded by MHDC, in Kansas City Missouri. Hamilton Builders, LLC will be the General Contractor of this historical rehab.
Gotham Apartments, encompassing 103 affordable residential rental units, is located in the 3rd Council District of the City of Kansas City, Missouri. The project area lies to the north of East Linwood Boulevard. Linwood Boulevard is considered to be one of the “great boulevards” of the city and was once one of the most elegant boulevards. Since its inception Linwood Boulevard has been a high-density residential corridor. This historic redevelopment of the Gotham Apartments is a series of six apartment buildings linked together as a result of a rehabilitation project in 1981. The first building was constructed in 1919. It is a four-story brick building, containing 45 efficiency and one-bedroom apartments, plus an office for the property manager. The next building is a two-story brick and frame building constructed in 1925 and contains 10 one bedroom apartments. Four identical 12-one-bedroom apartment buildings were constructed at 3200-18 E. Linwood Boulevard in 1925 of reinforced concrete and brick and remain intact as one of Kansas City’s best examples of three-story pier-over-pier colonnaded apartment buildings. We will completely rehabilitate each unit with new kitchens, bathrooms, wall coverings, new flooring, paint, plumbing, electrical, and HVAC systems as well as add meeting space for community gatherings and enrichment services to be provided at the property. Triumph Management Group, LLC will manage this property.
All of the units are funded by a Project-Based Section 8 contract that expires in 2025. The property is currently being registered with the State Historic Preservation Office and the National Park Service, however, Gotham Apartments is currently listed on the Kansas City Register of Historic Places.
The development location is ideally located within all the service and shopping needs that are only minutes away from the resident’s front doors. There is a new grocery store anchored shopping center is being built within .25 mile of the project financed solely with public funds. The former Linwood Shopping Center on Prospect Avenue will be anchored by a new Lipari Brothers. Pharmacies, public schools, banking, retail, recreation, hospital, are all well located near the Gotham Apartments.
